Epoxy floor coatings are the standard hard-wearing, chemical-resistant, dust-proof floor finish for warehouses, factories, pharmaceutical and food plants, workshops, hospitals and showrooms. They are supplied as two-pack kits — a pigmented base and a separate hardener — that the applicator mixes on site; the film cures by chemical reaction over a few days. The manufacturer disperses pigment and filler into epoxy resin, mills it, adjusts it and packs matched kits — there is no reaction in the plant. The economics are unusual for a coating: raw material (chiefly the epoxy resin and amine hardener) is 75–80% of the selling price, so the conversion margin is thin.
India’s industrial-flooring market was USD 341.6 million in 2024, projected to USD 795.6 million by 2033 at a 9.9% CAGR (IMARC Group); the floor-coatings market was USD 204.8 million in 2024, heading to USD 312.4 million by 2030 at 7.3% (Grand View Research), with epoxy the largest product segment at about 39% of revenue. Construction flooring chemicals are growing at roughly 6.4% a year to 2036 (Future Market Insights). Demand is concentrated in warehousing and logistics, manufacturing, and regulated process industries (pharma, food, electronics) that need seamless, cleanable floors, with Tier-2 and Tier-3 cities a growing share.
A batch operation with no chemical reaction in the plant — both the epoxy resin and the hardener are bought in, and the cure happens only when the applicator mixes and lays the product on site. Pigment and filler are dispersed into the resin on a high-speed disperser, milled on a basket or bead mill, let down and (for self-levelling grades) vacuum-deaerated; the hardener is blended separately; and the two are filled as matched kits.
Two-pack epoxy manufacture is typically PCB Orange category — the drivers are the hazardous raw materials (amine hardeners are corrosive skin sensitisers), equipment washings and any solvent VOC — and a hazardous-waste authorisation is usually required. A PESO / Petroleum Rules solvent licence is needed only if solvent-borne primer / sealer grades are made; a solvent-free range avoids it. BIS licence to IS 9197 is effectively required for institutional and large-project supply.
| Configuration | Total funds | Capacity | Operating model |
|---|---|---|---|
| Standard Small-Scale Unitanchor | ₹2.80 crore | 6,00,000 L/yr | HSD + basket mill + planetary mixer + semi-auto kit filling, rented shed, QC lab; contractors + applicators + private-label |
| Expanded / Semi-Automated Unit | ₹14.5 crore | 30,00,000 L/yr | Bead mill, vacuum deaeration, automated kit filling, owned premises; own-brand + applicator network + project supply + decorative and PU-cement grades |
Total funds required = cost of project + working capital, on a 100%-own-funds basis. Each configuration is costed bottom-up from a researched equipment list, premises basis and manpower roster — not scaled from one another. The report is funding-neutral: it makes no assumption about how the promoter raises the capital.
Projected / indicative figures on the GF Standard Basis (cost basis August 2026, Tier-2 Indian industrial location, straight-line depreciation, 25% tax, no financing layer). Verify independently before committing funds.

Because raw material — chiefly the epoxy resin and the amine hardener — is 75–80% of the selling price, leaving the manufacturer a conversion margin of only about 13–15%. The 35–45% margin often quoted for "epoxy flooring" belongs to the applied-flooring business, which includes site labour a coating manufacturer never gets. This is a volume-and-working-capital-discipline business, not a high-margin one — the anchor shows a ~25% project IRR and a ~4-year payback.
The plant is inexpensive — a converting operation — but epoxy resin and hardener are costly and held as ~30 days of stock, finished kits sit across several grades and pack sizes, and flooring contractors pay on ~30-day terms or longer on projects. In the anchor, working capital (₹209.52 lakh) is about three times the cost of project (₹70.50 lakh), and it is the real substance of what a promoter funds.
A sub-anchor micro unit was modelled two ways and rejected. Buying pre-dispersed epoxy pigment paste to skip the mill pushes raw-material cost to ~₹225/L against an unbranded-kit price of only ~₹250/L — the configuration runs at a negative EBITDA. Doing its own dispersion at low volume needs the same HSD, mill and QC as the anchor, so it is not meaningfully cheaper, only smaller. The report’s verdict is that the anchor is the minimum, and suggests contract manufacturing or starting as an applicator instead.
Two configurations: a standard small-scale unit at about ₹2.80 crore total funds (6,00,000 L/yr, project IRR ~25%, payback ~4.0 years) with an HSD, basket mill, planetary mixer, hardener-blending vessel and semi-auto kit-matched filling; and an expanded semi-automated plant at about ₹14.5 crore (30,00,000 L/yr) with a bead mill, vacuum deaeration, automated filling and a decorative-quartz / PU-cement range. Most of the expanded figure is working capital.
No. Standard Project Reports are feasibility and financial studies only. Raw materials are described by functional class (e.g. "anionic surfactant"), never by grade, trade name or supplier. For production-ready formulations, see the matching Global Formulation handbook.
