POP & Gypsum Wall Putty Manufacturing — Standard Project Report

Prepared by the Global Formulation team

Feasibility & Financials 1–3 Investment Configs Plant & Machinery 5-Year Model Funding-Neutral
A feasibility and financial project report for setting up a gypsum-based interior wall-finishing powders unit in India — gypsum wall putty (the white interior skim coat before painting), plaster of Paris (POP) for false ceilings and mouldings, and gypsum building plaster — made by dry-blending calcined gypsum with white fillers, polymer and set-control additives. This is a DIFFERENT product from cement-based wall putty (covered in the separate Wall Putty Manufacturing report): gypsum putty is white, interior only, not water- or weather-resistant, and sets by calcium-sulphate hydration. It is a very low capital-barrier product with no mandatory BIS for putty and POP. Covers three independently costed investment configurations — a ₹33 lakh founder-run cottage unit (project IRR ~30%, but a hard ceiling on scale and brand), a ₹1.27 crore standard small-scale regional-brand unit (36,00,000 kg/yr; project IRR ~22%, payback ~4.5 years) and a ₹7.65 crore expanded automated plant with an in-house calciner. The report is candid that this is a thin-margin (~17%), freight-heavy commodity, and that the cottage unit’s higher return comes from stripping out the branding cost the anchor carries. Includes India gypsum-plaster market analysis with cited sources (USD 164.4 mn 2025, ~7% CAGR; gypsum plaster displacing sand-cement plaster internally), the dry-blend process at unit-operation level, plant & machinery lists with indicative costs, raw materials by functional class (calcined gypsum is 55–70% of RM cost, freight modelled as a variable cost), infrastructure with dust control and moisture-protected storage, manpower, the statutory roadmap (Udyam, GST, Factory licence, PCB, Fire NOC, IS 2547 for the plaster grades, Legal Metrology), and a 5-year financial model on a 100%-own-funds basis. Does NOT include manufacturing formulations, recipes, raw-material specifications or grades, brand names, or supplier lists. Cost basis September 2026, Tier-2 Indian industrial location. Indicative figures for preliminary planning; not financial, legal or technical advice.
The Opportunity

POP & Gypsum Wall Putty Manufacturing in India — what the report covers

Gypsum wall putty and plaster of Paris are the interior-finishing side of the gypsum-products family. Gypsum wall putty is a fine white powder skimmed over interior plaster before painting; POP is used for false ceilings, cornices and casting; gypsum building plaster replaces sand-cement plaster on internal walls. All three are made by dry-blending calcined gypsum with white fillers, a small polymer content and set-control additives — among the simplest chemical plants there is. This is a different product from cement-based wall putty: gypsum putty is white, interior only, not water- or weather-resistant, and cheaper.

Market at a glance

India’s gypsum-plaster market was about USD 164.4 million in 2025, projected to USD 309.2 million by 2034 at a 6.98% CAGR (IMARC Group); a narrower cross-check puts it at USD 56–81 million (2024–30) at ~6.1% (Research and Markets). For context, the gypsum-board market was USD 1,036 million in 2024 growing at 4.8% (IMARC Group). Demand for the powders is driven by interior-finishing volume — the putty skim is becoming a standard step before painting, and gypsum plastering is displacing sand-cement plaster internally on speed and finish grounds. There are a few branded players (Sakarni, Trimurti, JK Lakshmiplast) and a large regional and unorganised segment.

Manufacturing process

Dry-blending — proportioning, mixing and sizing dry powders — with no reaction, no heating and no solvent (the calcined gypsum / POP is bought in for the low and standard configurations; a small calciner is an expanded-configuration add-on). Calcined gypsum is blended with white fillers, redispersible polymer and a retarder in a ribbon or plough-share mixer, milled for fine grades, sieved and bagged in moisture-barrier liners.

Key statutory point

No mandatory BIS licence applies to gypsum wall putty or POP — they can be sold on the open market without one. IS 2547 covers gypsum building plaster and a BIS licence for the plaster grades is advisable for institutional and project supply. PCB consent is typically Green / White; the trigger for conditions is fugitive dust, so a dust-collection system is expected.

Investment Configurations

3 independently costed setups

ConfigurationTotal fundsCapacityOperating model
Low-Investment Unit ₹33 lakh 12,00,000 kg/yr One ribbon blender, manual bagging, rented shed, founder-run; economy gypsum putty + repacked POP, ex-factory local trade
Standard Small-Scale Unitanchor ₹1.27 crore 36,00,000 kg/yr Ribbon blender + pulveriser + semi-auto bagging, QC lab; regional dealer brand across putty, POP and gypsum plaster
Expanded / Semi-Automated Unit ₹7.65 crore 1,80,00,000 kg/yr Dry-mix mortar plant + calciner + automated bagging, owned premises; own-brand + dealer network + project supply + machine-spray plaster

Total funds required = cost of project + working capital, on a 100%-own-funds basis. Each configuration is costed bottom-up from a researched equipment list, premises basis and manpower roster — not scaled from one another. The report is funding-neutral: it makes no assumption about how the promoter raises the capital.

Questions & Answers

Frequently asked questions

How is this different from the cement wall putty report?

They are different products. The Wall Putty Manufacturing report covers white-cement-based putty — an exterior-and-interior, water-resistant leveller that sets by Portland-cement hydration. This report covers gypsum-based putty and plaster — white, interior only, not water- or weather-resistant, cheaper, setting by calcium-sulphate hydration. Different raw materials, overlapping but distinct uses. If you need the exterior / water-resistant product, see the cement wall putty report.

Why does the cottage unit show a higher IRR than the anchor?

The Low-Investment cottage unit (~₹33 lakh, project IRR ~30%) sells economy putty and repacked POP at the factory gate with a lean founder-run team and almost no distribution spend. The anchor (~₹1.27 crore, project IRR ~22%) carries the dealer-development and branding cost a regional brand needs. The cottage unit’s higher return is real but fragile — it comes from stripping out brand-building, not from a better product, and it does not compound: there is no path from the cottage unit to a regional brand without effectively rebuilding as the Standard unit.

Is there a mandatory BIS licence?

Not for gypsum wall putty or POP — they can be sold on the open market without one. An IS 2547 licence is advisable for the gypsum building plaster grades if you want to supply institutional and government projects, but it is not on the critical path for putty and POP.

What does a gypsum putty / POP plant cost?

Three configurations: a ₹33 lakh founder-run cottage unit (12,00,000 kg/yr), a ₹1.27 crore standard small-scale regional-brand unit (36,00,000 kg/yr — the anchor, project IRR ~22%, payback ~4.5 years) with a pulveriser and QC lab, and a ₹7.65 crore expanded automated plant (1,80,00,000 kg/yr) with an in-house calciner and a machine-spray plaster line. It is a thin-margin (~17%), freight-heavy commodity throughout.

Will this report give me the formulation?

No. Standard Project Reports are feasibility and financial studies only. Raw materials are described by functional class (e.g. "anionic surfactant"), never by grade, trade name or supplier. For production-ready formulations, see the matching Global Formulation handbook.

How are the investment figures arrived at?

Each configuration is costed bottom-up from researched equipment, premises and manpower — not scaled from a single template. The report presents the total funds required (cost of project + working capital) on a 100%-own-funds basis; it does not assume or advise on how you raise the capital.

What format is it and how do I get it?

A PDF, delivered by instant download link the moment payment is confirmed, and kept in your library. Up to 5 downloads are included.

How current are the costs?

The cost basis is August 2026, benchmarked to a Tier-2 Indian industrial location against public marketplace listings and MSME project profiles. All figures are indicative and must be verified with vendors and professionals before you commit funds.
