Standard Project Report

Construction & Industrial Sealants Manufacturing — Standard Project Report

Prepared by the Global Formulation team

Feasibility & Financials 1–3 Investment Configs Plant & Machinery 5-Year Model Funding-Neutral
A feasibility and financial project report for setting up a sealant compounding and cartridging unit in India — a plant that blends bought-in base polymers with fillers, plasticisers, crosslinkers, catalysts and adhesion promoters into acrylic, silicone (acetoxy and neutral cure), polyurethane, MS-polymer, butyl and polysulphide sealants, filled into cartridges, sausages and pails for the construction, glazing, sanitary, facade, insulating-glass and automotive trade. All base polymers are bought in; there is no polymerisation in the plant, and this is NOT a siloxane, polyol, isocyanate or polymer synthesis plant. Sealants are elastomeric joint-movement products, not bonding adhesives, and this is a different product from the construction waterproofing-compound report on this store. There is no matching Global Formulation formulation handbook — this is a feasibility study and the "no formulations" scope applies in full. Presents three independently costed investment configurations — a ₹1.41 crore low-investment unit making acrylic and butyl sealant only (6,00,000 kg/yr; project IRR ~33.5%, but a hard chemistry ceiling), a ₹4.96 crore standard small-scale unit (9,00,000 kg/yr — the anchor; adds acetoxy and neutral silicone and 1K PU with vacuum planetary mixers and a moisture-controlled area; project IRR ~28.9%, payback ~3.5 years) and a ₹24.08 crore expanded automated plant adding MS-polymer, structural silicone, 2K PU and polysulphide. The report explains that the capital barrier steps up with the chemistry: silicone, PU and MS sealants moisture-cure and need a sealed vacuum-capable planetary mixer and a dehumidified process area, which the acrylic-only Low unit does not have. Includes India sealants market analysis with cited sources (silicone ~46% of India sealants 2025, ~8–9% CAGR), the vacuum-compounding and cartridge-filling process at unit-operation level, plant & machinery lists with indicative costs, raw materials by functional class, infrastructure, manpower, the statutory roadmap, and a 5-year financial model on a 100%-own-funds basis. Does NOT include manufacturing formulations, recipes, filler loadings, catalyst levels, cure systems, raw-material specifications or grades, brand names, or supplier lists. Cost basis September 2026, Tier-2 Indian industrial location. Indicative figures for preliminary planning; not financial, legal or technical advice.
The Opportunity

Construction & Industrial Sealants Manufacturing in India — what the report covers

Sealants fill and seal the moving joints of a building and a vehicle — the glazing bead, the bathtub perimeter, the facade expansion joint, the insulating-glass edge seal, the windscreen bond. Unlike an adhesive, a sealant is chosen for elasticity and movement capability: it stretches and recovers with the joint. A sealant plant blends bought-in base polymers into a chemistry range (acrylic, silicone, polyurethane, MS-polymer) filled into cartridges, with no polymerisation in the plant.

Market at a glance

India's adhesives and sealants market is about USD 2.27 billion in 2025, and sealants are growing faster than the overall market — growth-rate estimates range from about 6.7% (DataInsights Market) to about 11.3% (2025–2030). Silicone holds roughly 46.20% of the India sealants market in 2025 and is the fastest segment at about 8.33% CAGR; the India silicone sealants market alone was USD 146.9 million in 2024 rising to USD 255.1 million by 2030 at a 9.6% CAGR (Grand View Research). Building and construction is about 47.38% of India sealants demand, supported by roughly USD 133 billion of FY2024-25 public capex and cumulative PMAY-U housing sanctions of about 1.18 crore units.

Manufacturing process

Compounding under controlled conditions with no polymerisation — silicone, PU and MS sealants moisture-cure, so the base polymer, dried mineral filler and plasticiser are mixed under vacuum in a sealed change-can planetary mixer, the crosslinker, catalyst and silane adhesion promoter are dispersed in a moisture-free step, the paste is fully deaerated, and it is cartridge-filled in a dehumidified room; acrylic sealant is a simpler open, water-based dispersion.

Key statutory point

A solvent-free compounding-and-filling operation is expected to fall in the CPCB Green or lower-Orange category (stated as an inference by analogy, not a citation naming sealant manufacture) — there is no mandatory finished-product BIS for sealants as a class, though IS 15528 covers silicone building sealant and specified facade / structural-glazing work needs multi-year project approvals and EN / ETAG certification; the 2K PU chemistry in the Expanded configuration adds an isocyanate (MSIHC applicability) and a higher PCB profile.

Investment Configurations

3 independently costed setups

ConfigurationTotal fundsCapacityOperating model
Low-Investment Unit ₹1.41 crore 6,00,000 kg/yr Acrylic (water-based) + butyl sealant only — high-speed disperser, simple mixer, semi-auto cartridge / sausage fill, basic QC; local building / painter / IG-tape trade. No vacuum planetary and no dehumidified area, so it cannot make silicone, PU or MS. IRR ~33.5% (higher than the anchor) but a hard chemistry ceiling
Standard Small-Scale Unitanchor ₹4.96 crore 9,00,000 kg/yr Adds acetoxy & neutral silicone and 1K PU — 2–3 vacuum-capable change-can planetary mixers, a filler-drying unit, a dehumidified process and filling room, an automatic cartridge line and a QC lab with a movement-capability rig and weatherometer; regional cartridge brand + applicator / fabricator / IG supply
Expanded / Semi-Automated Unit ₹24.08 crore 42,00,000 kg/yr Adds MS-polymer, structural silicone, 2K PU and polysulphide (IG) — multiple large planetary mixers with dedicated cans per chemistry, automated multi-format lines, a 2K meter-mix-dispense line, IG-sealant capability, a full weathering lab; own brand + IG / automotive-PU / industrial contracts, owned plot — a growth step above the MSME band

Total funds required = cost of project + working capital, on a 100%-own-funds basis. Each configuration is costed bottom-up from a researched equipment list, premises basis and manpower roster — not scaled from one another. The report is funding-neutral: it makes no assumption about how the promoter raises the capital.

Questions & Answers

Frequently asked questions

Is this the same as the waterproofing-compound report?

No. The construction waterproofing-compound report covers coatings, cementitious membranes and admixtures that keep water out of a structure. This report covers elastomeric sealants that fill and seal moving joints — glazing, sanitary, facade, insulating glass, automotive — and are chosen for movement capability, not water resistance of a surface. Different product, different process, different customer.

Why can the low-investment unit only make acrylic and butyl sealant?

Silicone, polyurethane and MS-polymer sealants cure on contact with atmospheric moisture. They have to be mixed under vacuum in a sealed change-can planetary mixer and cartridge-filled in a dehumidified room, or they cure inside the cartridge before the customer gets it. That vacuum planetary mixer and the humidity-controlled area are the step up from the Low unit — which uses a simple open disperser suitable for water-based acrylic caulk and butyl only. Silicone alone is about 46% of the India sealants market, so the acrylic-only unit has a hard ceiling.

The low-investment unit has a higher IRR than the anchor — should I just do that?

Only if you specifically want the acrylic-caulk trade. The Low unit's IRR (~33.5%) beats the anchor's (~28.9%) because it is capital-light and avoids the vacuum-planetary and moisture-control investment. But that return comes with a hard ceiling: it is an acrylic-caulk business, not a sealants business — it cannot serve glazing, facade, sanitary-silicone, structural or automotive work at all, and it cannot grow into silicone or PU without rebuilding as the Standard unit. If you want to be in sealants, start at the anchor.

What does a sealant plant cost?

Three configurations. A ₹1.41 crore low-investment unit (6,00,000 kg/yr; acrylic + butyl only; project IRR ~33.5%, hard chemistry ceiling); a ₹4.96 crore standard small-scale unit (9,00,000 kg/yr — the anchor; adds acetoxy and neutral silicone and 1K PU; project IRR ~28.9%, payback ~3.5 years, break-even 33.8% of capacity); and a ₹24.08 crore expanded automated plant adding MS-polymer, structural silicone, 2K PU and polysulphide — above the MSME band, a growth step. Imported silicone polymer is the dominant cost and the main economics risk.

Will this report give me the formulation?

No. Standard Project Reports are feasibility and financial studies only. Raw materials are described by functional class (e.g. "anionic surfactant"), never by grade, trade name or supplier. For production-ready formulations, see the matching Global Formulation handbook.

How are the investment figures arrived at?

Each configuration is costed bottom-up from researched equipment, premises and manpower — not scaled from a single template. The report presents the total funds required (cost of project + working capital) on a 100%-own-funds basis; it does not assume or advise on how you raise the capital.

What format is it and how do I get it?

A PDF, delivered by instant download link the moment payment is confirmed, and kept in your library. Up to 5 downloads are included.

How current are the costs?

The cost basis is August 2026, benchmarked to a Tier-2 Indian industrial location against public marketplace listings and MSME project profiles. All figures are indicative and must be verified with vendors and professionals before you commit funds.
